Maintenance · Brisbane northside
Garage door maintenance — what a proper service actually covers.
A garage door service is not a squirt of spray and a look. It’s the whole door checked, adjusted and lubricated properly, with an honest picture of what’s wearing. Here’s what that involves.
- 12-point check, every door
- Adjusted and lubricated on the spot
- Wear explained, not hidden

What gets done
The twelve things checked and adjusted.
- 01
Balance
Lifted by hand with the opener disengaged — the truest test of the springs.
- 02
Springs
Tension, wear, corrosion and remaining life. Adjusted where possible; replacement explained where not.
- 03
Cables and drums
Fraying, seating, even lift.
- 04
Rollers and hinges
Cracks, play, seized stems. Replaced where worn.
- 05
Tracks and brackets
Alignment, fixings, bends. Tightened and aligned.
- 06
Lubrication
The right product on the right parts — and none on the parts that shouldn’t have it.
- 07
Opener force and limits
Re-set so the door seats and reverses correctly.
- 08
Safety reverse and beams
Tested and aligned.
- 09
Remotes and wall button
Coding, range, batteries.
- 10
Weather seals
Bottom and side seals checked; replaced if perished.
- 11
Locks and handles
Operation and adjustment.
- 12
Panels or curtain
Damage, rust, wear at the guides.
Why it matters
Adjustment today is cheaper than replacement next year.

Explained
anything beyond the service, before it’s done
Most of what wears on a garage door wears slowly: springs lose tension, rollers dry out, the opener compensates. A service catches it while it’s an adjustment — and while you can plan the work rather than finding the car stuck inside.
Lubrication done properly.
A lot of “maintenance” is a can of general-purpose spray on everything. Garage doors need a proper garage door lubricant on hinges, roller stems and springs, and nothing on the tracks (it collects grit). It makes a real difference to noise and wear.
Told, not sold.
Anything that needs replacing gets explained and priced before it's done. Anything that's showing wear but is safe to leave, you'll hear about that too. We won't promise a service prevents every breakdown — it doesn't — but it keeps the door running safely and takes the surprises out.

How it works
Straightforward from the first call.
- 01
Tell us what it’s doing
Call or send an enquiry. We'll ask how old the door is, what happened before the fault, and whether anything's been tried.
- 02
We inspect it properly
The whole door system — not just the part that looks broken. Developing wear gets pointed out, not hidden.
- 03
You get the price first
What's wrong, what needs doing now, what can wait. Then the price. No pressure to proceed.
- 04
Fixed, often on the spot
If parts are on the van, the repair is usually done the same visit. If not, we return promptly — generally within a couple of days.
